Repairs - your responsibilities


Under your tenancy agreement you must carry out minor works yourself as follows:

  • Decorating the inside of your home
  • Replacing locks
  • Draught exclusion, provided the doors and windows fit reasonably
  • Fitting extra catches and safety devices to doors and windows and installing burglar alarms
  • Your letterbox (in low rise properties)
  • Plugs and chains in baths and sinks
  • Toilet seats and lids
  • Small cracks in plaster
  • Minor repairs to kitchen units
  • Fitting TV aerials or satellite dishes (subject to permission)
  • Supplying and fitting things like shower heads, toilet roll holders, towel rails, mirrors, curtain rails, light fittings, shelving, plugs, coat hooks, washing lines, rotary driers.

You can have YHN carry out these works but a charge will be made for this service - please see below for the list of charges.

Please note that these charges are also subject to an admin fee of £10 + VAT when invoiced.

Installation without permission
You are responsible for all repairs where alterations, fixtures, fittings and appliances have been installed by you without YHN’s written permission.

Installation with permission
Where you have obtained written permission from YHN to carry out alterations or replace fixtures, fittings or appliances then YHN accepts responsibility and carries out all repairs subject to the Tenants Repairing Obligations.  Replacement will be with a YHN standard item, not like for like.

If you cannot do the work yourself
If you are not able to do the work yourself you can ask YHN to do the work and you will be charged.
You can use your own contractor but the work must be carried out to a good standard.

Standard of work
Whenever you carry out work you must make sure that it is carried out to a good standard. If it is not then you could be liable to pay the cost of any subsequent work that YHN has to carry out.

Tenants Repair obligation charges (recoverable works)

If you cause damage to your property you will be charged for the cost of repair. For example:

  • Lock change for when you are unable to gain access (i.e. lost keys)
  • Clearance of property after you vacate
  • Any internal damage to fixtures and fittings

This will be arranged through your local housing office and an invoice will be sent out.
