The Cruddas Park area

YHN properties in the Cruddas Park area are managed by the team at the Cruddas Park Community Housing Office in the shopping centre at Cruddas Park on Westmorland Road.
All properties within the area are popular with good demand and little turnover.
Nearly all of the flats and houses in the area now benefit from internal and external improvements carried out as part of the Modern Homes Programme and the Riverside Dene Regeneration Scheme.
- Riverside Dene: The Sycamores, The Hawthorns, The Larches and The Pines have been transformed as part of a major regeneration scheme. The Larches has been designated for over 55’s and has a communal Residents Lounge. A fifth block The Cedars is being improved for sale in 2011/12. The remaining 5 “old blocks” will be demolished in 2011/12 and the land will be available for new building. The blocks have an active Tenants and Residents Group who meet regularly. There is a 24 hr Concierge Service based locally at Cruddas Park House.
- Cruddas Park House: A 20 storey block above the shopping centre has been completely refurbished internally including lifts, lighting and floor coverings. These flats offer great views of the city and the Tyne Valley and are let to people over 45 years old. There is Tenants’ Group which meets with YHN every 2 months. Benefits from 24 hr Concierge Service based in the block.
- Sycamores Estate: Very popular estate with a mix of family housing and some flats. The estate has had full internal and external improvements including new boundary walls and metal fencing.
- Hawthorns Estate: Another popular family housing estate 3 and some 4 bedroom houses which have had both internal and external works carried out. There are plans to improve the “bull ring” area for young children’s soft play in 2011/12.
- Waverley Mather Westmorland Road flats: 1, 2, and some 3 bedroom flats let to people over 45. This estate has secure door entry systems and CCTV linked to Concierge with onsite Concierge cleaning service. Flats have had internal and external improvement including new windows and decoration to outside of blocks. There is an active Tenants and Residents Group who meet regularly in a Community Flat on site. YHN and Centre West funds have created an accessible Community Garden for residents to enjoy.
- Maytree House: A block of 52 and 1 and 2 bedroom flats on Hawthorn Terrace has been improved internally and externally including environmental improvements to the gardens at the front of the building. There is an active Tenants’ and Residents’ Group who meet regularly in the Community Room in the block. The block has been re-roofed in 2011 and residents maintain their own roof top garden and gardens on the ground floor.
- Beech Grove Road, Kenilworth Road, Warrington Road (BKW): – A mix of popular Victorian terraced, modern housing and infill blocks of flats and maisonettes which have had both internal and external improvements. Environmental improvements to communal areas, including the small play area, have also been carried out. There is an active Tenants’ and Residents Group which meets regularly.
- Ashfield Close: A mix of 2 and 3 bedroom Victorian terraced and modern family housing which have been improved internally with external improvements to the older properties.
- Rye Hill Estates: There have been significant improvements carried out in Rye Hill. Following some estate re-modelling both full internal and external works have been completed. There is an active Tenants’ and Residents’ Group who meet regularly in a Community Flat on the Estate. Centre West have funded 3 small “Pocket Parks” across the Rye Hill area.
- Summerhill – YHN manages a small number of old Victorian terraced flats and houses pepper-potted around the Summerhill area. Most of these properties now benefit from internal and external improvements.
